How does Thai inheritance law determine who inherits?
Under the Civil and Commercial Code, statutory heirs are grouped in six classes — descendants, parents, siblings of the full blood, siblings of the half blood, grandparents, and uncles and aunts. A surviving spouse is also a statutory heir, sharing alongside whichever class is entitled. If the deceased left a will, that document takes precedence within the limits the law allows. The Inquiry Session is a straightforward way to understand how these rules apply to your family's particular situation.
How long does a property transfer to heirs typically take?
A straightforward transfer where all documentation is in order can be completed at the Land Department in two to four months. Where a court order is required — because there is no will, or where heirs are in disagreement — the process is longer. We provide a realistic assessment once we have reviewed the documents in hand.
Is a will needed for heirs to receive land in Isaan?
A will is helpful but not a requirement. Without one, statutory inheritance rules apply, and the Land Department will require a court-issued administrator order before registering the transfer. This adds time and involves a court application, which we handle on your behalf. We can also advise on having a straightforward will prepared if the question of future planning arises in conversation.
What does the Full Estate Administration Mandate include?
The mandate covers the complete administration of the estate from the point of our engagement to the point of formal closure: probate application, inventory of assets and liabilities, contact with any creditors, coordination with the Land Department for property transfers, and final distribution to heirs. A single senior advocate leads the work, supported by a small dedicated team. We schedule regular written updates throughout.
Are your fees all-inclusive, or are there additional costs?
Our professional fees are as stated. Government registration fees, court fees, and Land Department transfer taxes are separate and are set by those bodies — not by us. We provide a written cost estimate that distinguishes between our fees and these external charges, so your family can plan accordingly.
Can heirs living outside Thailand still participate?
Yes. Heirs living abroad can communicate with us by email or video call. When in-person signatures are required, we advise on suitable documentation — such as a notarised power of attorney — to allow the process to proceed without travel being necessary for every step.
