How Isaan Counsel came to be
Isaan Counsel was established in Khon Kaen by advocates who had spent years working within larger firms and noticed a recurring gap: families dealing with the death of a parent or grandparent were often passed between departments, given form letters, and left without a clear picture of what would happen to the land and property that mattered to them.
The practice was founded to do the opposite. We keep our caseload deliberately limited so that every family receives considered, unhurried attention. We do not take on more work than we can handle well. That is both a business decision and, frankly, a values decision.
Our focus is inheritance matters in northeastern Thailand — a region where much of the land is agricultural, many estates involve multiple heirs across provinces, and the relationship between a family and its land runs deeper than a title deed alone. We understand that context, and it shapes how we work.
We are registered with the Thai Lawyers Council and maintain membership in the Khon Kaen Provincial Legal Practitioners Network. Our advocates hold postgraduate qualifications in Thai civil and commercial law.

Inheritance law in northeastern Thailand — what families need to know
The northeastern provinces of Thailand — Isaan — share distinctive land tenure patterns rooted in generations of agricultural settlement. Many families hold land under chanote or Nor Sor 3 Kor title deeds, and the process of transferring those titles to heirs involves specific documentation requirements at the Khon Kaen Land Department and, in more complex cases, applications to the provincial court.
Thai inheritance law distinguishes between testate succession — where the deceased left a valid will — and intestate succession, where the law determines the order of heirs. In either situation, the Land Department will require documentation that satisfies its registration requirements. Our work is to prepare that documentation correctly, liaise with the relevant offices, and ensure that the transfer is recorded accurately in the family's name.
For estates that include assets beyond land — bank accounts, vehicles, small business interests — the administration becomes more involved. Creditor claims must be assessed, an inventory prepared, and distribution to heirs managed in the order the law requires. These are matters that benefit from steady, experienced handling rather than urgency.
