Our three services cover the most common situations families face when dealing with an inheritance in northeastern Thailand. They can be engaged individually or in sequence, depending on where a family finds itself. The Inquiry Session is often the right starting point when the situation is still being understood.
Inheritance Inquiry Session
An unhurried first conversation with counsel — particularly suited to families in northeastern Thailand who would like a clear, plain-language explanation of how Thai inheritance law applies to their situation. The session concludes with a brief written summary suitable for the family's records and for sharing among heirs at their own pace.
This is the most common starting point. Many families are uncertain about their situation and simply want to understand what the law provides for before committing to any course of action.
What the session includes:

- Review of any documents brought to the session
- Plain-language explanation of applicable inheritance rules
- Brief written summary provided after the session

How the session proceeds:

We gather brief background information beforehand so the session is focused on your situation.
The session takes place in person at our Khon Kaen office, or by video call for families at a distance.
Within three working days, you receive a written summary of the session by email.
Land and Property Transfer
Considered handling of the transfer of land and property to heirs following a death, including coordination with the Land Department, preparation of all necessary documentation, and supervised completion of registration. The work is paced respectfully and includes regular updates to keep the family informed.
This service covers the practical and legal work needed to move a title from the deceased's name into the heirs' names. It is appropriate where the estate is centred on land and property, and where the family has a reasonably clear picture of who the heirs are.
What is included:
- Review of title deeds and heir documentation
- Preparation of all transfer documentation
- Direct coordination with the Khon Kaen Land Department
- Supervised completion and registration of the transfer
- Written updates throughout the process
Process steps:
Document review: we assess the title deeds, death certificate, and heir documentation.
Where a court order is needed, we file the application and manage the process.
All transfer documents are prepared and reviewed for accuracy before submission.
We attend the Land Department with authorised family representatives to complete registration.
Government and Land Department fees are separate and vary by property value.
Full Estate Administration Mandate
A complete administration of the estate, including probate, inventory, creditor management, and distribution to heirs through to the closure of the estate. The engagement is led by a single senior advocate with a small dedicated team, with steady scheduled communication throughout the months of administration.
This mandate is appropriate when the estate is more complex — multiple assets, several heirs, potential creditor claims, or a situation where the family simply does not wish to manage the legal process themselves. We take full responsibility for the administration from the point of engagement to formal closure.

- Probate application and court representation
- Complete inventory of assets and liabilities
- Creditor assessment and management
- Land and property transfer to heirs
- Distribution of remaining assets and formal estate closure
Administration phases:
Intake & assessment — documents gathered, scope confirmed, fee letter issued.
Probate & inventory — court appointment of administrator, full asset and liability inventory.
Creditor management — creditor notification, claims assessment, settlement where required.
Distribution & closure — transfer of assets to heirs, final accounts, formal estate closure letter.
Court fees, government charges, and Land Department transfer taxes are separate. An estimate is provided in the fee letter.
