A first generation of heirs, no will, five rice fields

The situation

An elderly farmer in Khon Kaen province died without a will. The estate comprised five parcels of rice land, a small house, and a modest bank balance. There were four children, two of whom lived in Bangkok and had not visited in years. The family did not know how to begin, or whether the children in Bangkok had equal standing.

What we did

We started with an Inquiry Session that all four children attended — two in person, two by video call. After confirming the legal position, we were engaged for the Full Estate Administration. We filed the court application for administrator appointment, produced the inventory, settled a small outstanding debt, and coordinated the transfer of all five title deeds to the heirs in equal shares.

The result

All five title deeds registered in the heirs' names within seven months. The bank balance was distributed after creditor confirmation. A formal estate closure letter was issued. The family described the process as more straightforward than they had expected, given its complexity.

An heir living abroad, a chanote title, and a tight timeline

The situation

A woman living in Germany inherited her mother's land in Khon Kaen — a single chanote title. She had a limited window during which she could return to Thailand, and the family wanted to complete the transfer during that visit.

What we did

We confirmed the required documents in advance and coordinated preparation before her arrival. Given the single-heir, single-title situation, the Land Department process was managed efficiently. We attended with her on the registration day and all documentation was accepted without issue.
