The basis on which Isaan Counsel provides legal services and on which this website is made available.

These Terms and Conditions govern the relationship between Isaan Counsel ("we", "us", "the practice") and clients and website visitors ("you"). By engaging our services or using this website, you acknowledge these terms. We encourage you to read them before instructing us.
Isaan Counsel is a legal practice registered and operating in Thailand, with its principal office at 89 Si Chan Road, Nai Mueang, Mueang Khon Kaen, Khon Kaen 40000.
1. Nature of Our Services
We provide legal advisory and representation services in the area of inheritance and estate law, principally for families in northeastern Thailand. Our current service scope covers:
- Inheritance Inquiry Sessions — a structured consultation providing a plain-language explanation of Thai inheritance law as it applies to your family's situation
- Land and Property Transfer — the managed transfer of land and property to heirs, including liaison with the Land Department
- Full Estate Administration Mandate — comprehensive administration of an estate from probate through to final distribution
Services are provided in accordance with the Civil and Commercial Code of Thailand and, where applicable, the Land Code and related legislation.
2. Engagement of Services
An engagement begins when both parties have agreed in writing on the scope of work and the applicable fee. Submitting an enquiry through our website or making a telephone enquiry does not of itself constitute an engagement. We will confirm the scope and fee in writing — typically by email — before commencing substantive work.
We reserve the right to decline to take on a matter where we have a conflict of interest, where the matter falls outside our areas of practice, or for other professional reasons. Where we are unable to assist you, we will tell you so promptly.
3. Fees and Payment
Published Fees
Our published service fees are as follows:
- Inheritance Inquiry Session — ฿1,900
- Land and Property Transfer — ฿8,500
- Full Estate Administration Mandate — ฿10,200
These fees are inclusive of counsel time and standard documentation. They do not include government fees, Land Department registration charges, court filing fees, or third-party costs such as certified translation or notarisation, which are payable in addition and will be disclosed to you in advance.
Payment Terms
Payment terms are set out in the engagement letter for each matter. For the Inheritance Inquiry Session, payment is due before the session takes place. For other services, a deposit may be required at engagement, with the balance due on completion or at agreed milestones. We accept payment by bank transfer to our practice account; details are provided in the engagement letter.
Changes in Scope
Where a matter becomes materially more complex than anticipated at the time of engagement — for example, where additional heirs come forward, or where assets are identified that require additional processes — we will discuss any fee adjustment with you before proceeding with the additional work. No fee increase will be applied without your agreement.
4. Our Obligations to You
In providing services, we undertake to:
- Act in your best interests within the law and our professional obligations
- Provide clear and honest advice, including where the law may not permit the outcome you are hoping for
- Keep you regularly informed of progress, including any delays or complications
- Handle your documents and information with care and confidentiality
- Complete the agreed scope of work within a reasonable time
5. Your Obligations
To allow us to provide effective assistance, you agree to:
- Provide accurate and complete information relevant to your matter
- Promptly supply documents, signatures, or other materials when we request them
- Inform us of any change in your circumstances that may be relevant to the matter
- Pay fees in accordance with the agreed terms
Delays in providing required information or materials may affect timelines and, in some cases, deadlines imposed by courts or government bodies. We will not be responsible for consequences that arise from delays outside our control.
6. Confidentiality
We treat all information you share with us in connection with your matter as confidential. We will not disclose it to third parties except as necessary to carry out your instructions (for example, when filing at the Land Department or court), when required by law or a court order, or when you have given us your authority to disclose.
Confidentiality continues after the conclusion of a matter and after the termination of the engagement.
7. Limitation of Liability
We take our professional obligations seriously and aim to provide thorough, careful advice. However, legal outcomes depend on many factors beyond our control, including decisions of courts and government bodies, the conduct of other parties, and changes in law. We cannot, and do not, represent that any particular outcome will result from following our advice.
Our liability to you in connection with any matter will not exceed the total fees paid to us in respect of that matter, except where liability cannot lawfully be limited. This limitation does not apply to liability arising from fraud or wilful misconduct.
8. Termination
Either party may bring an engagement to a close by giving reasonable written notice. If you terminate the engagement, you remain responsible for fees incurred up to the date of termination. If we withdraw — which we would do only in exceptional circumstances such as a breakdown of trust or a conflict becoming apparent — we will give you adequate notice and assist with an orderly transition wherever possible. Any documents belonging to you will be returned promptly on request.

11. Governing Law
These Terms and Conditions, and any engagement governed by them, are subject to the laws of Thailand. Any dispute that cannot be resolved amicably between the parties will be referred to the courts of Khon Kaen Province.
12. Changes to These Terms
We may revise these Terms from time to time. The version in force at the time you engage us will apply to that engagement. The date shown at the top of this page indicates when the terms were last reviewed.
